Roof Replacement

A replacement is a tear-off, not an overlay. The old roof comes off, the deck underneath gets looked at while it is open, and anything soft is replaced before the new system goes down. That is the part nobody ever sees, and the part that decides how long the roof lasts.

Our upstairs ran ten degrees hotter than the rest of the house and we blamed the AC for four summers. During the tear-off they showed me the attic barely had any ventilation and added ridge vents. This was the first August we didn't have to shut the guest room off.

Roof Repair

Most leaks are not a roof failing, they are one detail failing: a valley, a vent boot, a length of flashing that stopped sealing. We find where the water is getting in rather than where it is showing up inside. If a repair only buys you a season we will say so, and if it buys you years we will say that too.

What we look at when we are up there

Usually a repair

  • One stain on one ceiling, after heavy rain
  • Flashing pulling away at a chimney, wall, or vent boot
  • A handful of shingles off after a single storm
  • A worn valley while the rest of the field is sound

Usually a replacement

  • Granules collecting in the gutters along the whole run
  • Shingles curling or cupping across whole planes, not patches
  • A second or third leak, in a different place, within a year
  • A roof already at the end of the material's stated life

Neither list decides anything on its own. What settles it is what the deck looks like once a section is open, which is why the inspection happens before the number.

Hail rarely announces itself from the ground. We get on the roof, photograph what we find, and meet your adjuster up there so the scope of the damage gets written down completely the first time. You handle the claim. We handle the roof.

What goes on your house, and the only warranty on it

The warranty on your roof is the manufacturer's, on the materials, and it holds because the roof was put on the way they specify. That is the standard we hold every install to, and it is why which shingle goes on your house is a decision worth making slowly.
